Transcript: Reflection 1. They buy houses and rent them out to tenants 2. They manage houses and tenants in the houses 3. They determine rent, maintenance, and other costs for tenants 4. If any tenants are not paying rent, they get to evict people There is no education required for this career path whatsoever. You don't even really need a real estate license. What they do. Ben Patterson Wages A real estate investor is different than a realtor. Instead of just selling the houses, you can partner with people that have money to buy a house, do all the work to sell the house, and split the profits 50 / 50. With this job, not only do you get passive income, but you also get 2 bonuses for one house (1st down payment and final payment) Real Estate investor I have learned that there is a system that is win-win for both the investor and the buyer. This strategy is called the lease-option system. Basically, you find the price of a house, compare it to the value of the house, and if the cost gives you a good amount of equity, you should buy that house. After that it’s like renting it out to your tenants, except you don’t have to worry about maintenance costs like a regular landlord would. The reason it’s called the lease-option is because the tenants have the intent to buy in the long run, and that's why they cover their own maintenance costs. Although, they have the option of buying the house after they have paid rent to the investor for a long time, or just jumping out of the system whenever they need to. The best part about being a real estate investor is there are no limits on the amount of houses you can buy and sell. There will be jobs in real estate as long as there are houses to sell. By 2050 there are supposed to be 9.7 billion people on this planet. There are about 2.2 million real estate investors now, so with that math, there will be about 3.1 million real estate investors in 31 years. The average salary for a real estate investor is technically $8,019 per month, but it varies completely with what type of real estate you specialize in.
