The various problems faced by the company during the project were analysed and causes of delays were found out.

DELAY IN CONSTRUCTION PROJECT
Excusable delay with compensation
Happen when the contractor is entitled to an adjustment for increases in cost to the
performance of the contract.

The reason of the delay is because of unexpected situation and not from the Contractor mistakes

This delay can be cause by client’s action or inaction. In the contract, there are certain clause provided to prevent a breach by the client.

eg: Change and Extra work



Excusable delay without compensation
Non-Excusable delay
Excusable delay without compensable as delays where neither the Client nor the Contractor is deemed responsible.

When this delay happen, only a time extension will be warranted since there are no ground of damages.

Therefore, there is no additional money and no additional time being granted to the Contractor

When contractor avoid the contract agreement

This delay is caused by Contractor or Subcontractor or material suppliers and it is not Client’s fault

Client can claim the loss if it is had in the contract agreement.

These delay had to identify by client because they rarely check the schedule of the construction.
