A CMA is a short version of an appraisal
CMA's include comparable active listings and recent sales recorded in the local MLS( the multiple listing services)
I also check public records and include any recent recorded sales in addition to the MLS comps.
Recent closed sales are the best measure of the value of the property.
Active listings demonstrate supply and competition
Withdrawn/expired listings usually demonstrate an overpriced listing.
A CMA gives a precise report on average price per square foot, days on the market, average price, average Sold/List %
