The bluff is about 60 feet high, and the country back of this area and below for at least 15 miles is as excellent as anyone could ever wish for. All of the land is first rate, timber is plentiful, and the water is bequtifully rolling. Farmland here is rich, the climate is mild, the soil is fertile, water is all around, and lots of timber is available for construction.

Despite our few yet strict requirements, it's all worth it.
The land is only an astonishingly low price of 12 and a half cents per
acre, and this covers the costs of surveying the land and recording land titles. this is ten times cheaper than America's land price of 1 dollar and 25 cents! while we allow settlers to set up a down payment and pay off land ownership as time goes on, The USA also forces settlers to purchase a minimum of 80 acres and pay the full price in cash. We are also willing to accept goods as payment for land fees, or legal documents proving ownership.
a great 640 acres will be given to each head of a family who comes. An extra
320 acres are given for the wives, 160 acres for each child, and 80 acres
for each slave. But wait, there's more!
