Blissfully functional
Highly efficient
In budget
A building that helps the clients meet ALL of their goals - including those for the campus and for NY
Innovative and inspiring
"Nature is so smart she put the medicine right into the food."
"The more brains you use the less material you need"
Optional Credit in LEEDv4
This points out the VALUE in assessment of:
Have we studied the wind, the sun, the soil, the water systems? What are we putting into our buildings that can build on nature's systems? What does nature tell us we can consider? Remember that this is as much risk control as value add.
"Nature is redundant, diverse, and collaborative"
Wind Study/ Solar Study
Informs several things:
1) the type of windows
2) the placement of windows
3) the orientation of windows and building
And all of these are existing aspects of the building that we can TUNE at little construction cost for better performance.
What do we do well, and what must we improve?
Challenges
Achievements
"If you think good design is expensive, you should see the cost of bad design"
"If I had had more time I would have written you a shorter letter"
Energy Code, need for exemplary energy cost control, comfort issues, RE goals in NY...
"I not only use all the brains I have, but all that I can borrow"
Woodrow Wilson
Optimize systems in tandem
High performing windows means smaller energy systems
Tight detailing means higher comfort
Modular systems mean better control
Efficiency = acting on what brings us closer to our goals
Owner Project Requirements (OPR) - Why? To set expectations.
Living Basis of Design (BoD) - Why? To research and design to meet expectations.
Iterative Design Process - Why? To allow gathered information to inform, and reform.
Construction Phase Mock-ups - Why? To ensure design goals are met and to keep contractors focused.
Construction Phase Testing - Why? Required by code, and to ensure performance of windows, installation details, systems integrations.
Commissioning - Why? We know it works, and we do it well.
User Training - Why? So building users don't override all our good design and construction.
"They travel long distances to stroll along the seashore, for reasons they can't put into words." E.O. Wilson
A reminder that we build buildings for people
"A building is not a toaster"
Do they know how to live/work/play/learn in this building?
What do we do to transition the building into operations?
Does the building work for the building operators?
Have they been trained in the systems (and did they inform the system choices)?
Do they know the goals of the buildings?
Do they have a maintenance schedule in-place?
