The Problem and Its Background
Caysubic is a resort which is situated in Ternate Cavite which caters to many sorts of events; weddings, debuts, seminars and many more. The whole resort boasts its 3,300-hectare resort complex, which was developed by the Ternate Development Corporation and designed by Sea Pines Associates back in 1980. Surrounding the resort is a wide field of varying forest of flowers, hills, it’s fine and amazing sand beaches and a mesmerizing blue sea. The resort also hosted some of the most high-profile tournaments from the prestigious Philippine open to the celebrity studded Goma Cup organized by actor Richard Gomez.
Today, Caysubic continues to operate, but large portions of around it, which are the other resorts and villas, are abandoned and off limits to visitors. Rumors of an effort to bring the resort back to life still surface, but many of the buildings have been irrevocably retaken by the tropical surroundings due to neglect.
The purpose of this research is to study and determine the key factors of where Caysubic lost its standing as a well-developed and competent resort around its vicinity. We, the researchers, aim to discover the reasons of its sudden decline in terms of tourism, help Caysubic recover what they los as a whole, and also to determine how they can improve their service and facilities in the long run.
Analysis
Tourism in Ternate Cavite attracts a lot of domestic tourists to come to tourism destination in Puerto Azul. Its 18-hole, par-72 golf course, designed by golf legend Gary Player was both picturesque and challenging with the course layout taking the players through natural forests. The signature Hole No. 17 plays against a stunning view of the Manila Bay as golfers shoot across the sea to reach the green. Also, in the complex was the Puerto Azul Beach Hotel, with 340 rooms scattered across 17 concrete clusters. The hotel was also known for its food at its restaurants La Parilla and Café Ternate.
Even up until the late 1990s, Boulevard Holdings Inc. (BHI) of the Panlilio family had grand plans for Puerto Azul, including creating an exclusive residential community with waterfront retail outlets and restaurants and a ferry service to Manila.
Unfortunately, the changing tastes and trends of the rich and vacationing began to change as other resorts and golfing options opened up in the area, drawing away the customer base and making Puerto Azul seem more and more dated. The resort also ran into legal troubles, and eventually portions of the organization had to be shuttered. Although both the property’s owners and local government continually talked about revitalizing the sprawling property, nothing ever materialized. While everyone dithered, nature and time took their toll on the abandoned portions of the resort.

The concept of this research is to find the causes of the decline of Caysubic Resort’s Tourism and visitors on the resorts and to propose a way to enhance and rejuvenate the resort back to its former glory and grandeur. We hope to present this to everyone both students and for those who would read this.
