The SOLUTION...

The PROBLEM...

The future is ours to shape... only you can LEED the way. Make a start, make a difference.

How much energy do buildings consume?

The problem illustrated...

Why does this all matter?

Just consider for a moment...

Invest in LEED architecture! >>> but why?

  • Human's needs and wants are unlimited, whereas earth's natural resources are limited
  • World population is increasing
  • More buildings are being built to accommodate

It is clear something has to change...

5

The demand for energy in increasing...

Why, when we know that there is a problem like such, do we continue on in our own ignorance without doing anything about it?

US Buildings account for:

  • 41% of total energy used
  • 73% of total electricity consumed
  • 13% of all water consumption
  • 38% of all CO2 emissions

4,655 people died as a result of air pollution in São Paulo in 2011. In that same time period, traffic fatalities only accounted for 1,556 deaths.*

Better Investment, Lower Operating Costs

27

Public Image

Max Points: 17

  • Operating costs decreased by over 13% on average for new construction projects
  • Owners have reported that their return on investment increased by 19.2% on existing building projects
  • One major hotel existing building project recently invested nearly $185,000 into energy and atmosphere improvements and their yearly savings totaled $58,000 - an incredible payback of only just over 3 years

They also introduced:

Regional Priority

  • Public relations and marketing advantages for companies that work out of a green building
  • Extensive free press coverage - free publicity and advertising
  • Media generates a positive public image regarding green building and firms that take this initiative

Today, we are going to be exploring why LEED buildings are beneficial to all stakeholders.

Innovation in Design

29

40

Benefits to the Community

This credit is an additional category that considers the use of innovative technologies and strategies that were implemented to improve their performance - i.e. those that went above and beyond the required LEED credits.

31

  • Low-flow water fixtures
  • Dedicated water management systems
  • Low/no mercury lamp fixtures
  • Adoption of the Zhong Qiang (z-ong key-on-gee) Park

This credit looks at the regional concerns, and the Green Building Council awarding the certification can add additional points based on the building's response to these concerns.

Plus...

Increased Property Value

  • The asset of a green building is greater than a conventional building
  • Green buildings provide lower economic risks, helping increase the property value
  • Demonstrates how your company or building is committed to green practices and helping improve the local community's environment

  • Stimulate the local economy because one of the aspects requires the projects to get a lot of their materials within a specific radius

How do all stakeholders,

  • Building owners
  • Employees/tenants
  • Local community

...

These are great benefits to any building owner, because if all of your workers and tenants are more productive and satisfied, the whole culture of your workplace will be profitable to you as the owner.

Employees & Tenants

38

37

Because of these changes, they saved 28,000,000 liters of potable water annually!!!

Why do tenants benefit from LEED residences?

39

Tenants are looking for the benefits that LEED buildings have to offer:

  • Innovative design of apartments
  • Access to natural daylight
  • Better indoor air quality
  • Being able to participate in recycling programs and helping their local community forward

Why are LEED buildings beneficial and profitable to the people who work in them?

  • 2.5 million people are currently experiencing better indoor air quality everyday and this is expected to rise to 21 million by 2030
  • Using LEED certified buildings increases revenue generated in bank branches even when they offer the same products and services

That's equivalent to 64,000,000 bottles of water - enough to supply over 100,000 people in Africa with drinking water for a year... just from ONE BUILDING!!!

TOTAL POSSIBLE CREDITS THAT CAN BE EARNED FOR A LEED BUILDING IS 110 POINTS

benefit???

Here we have it! The tallest building in the world at the time of reconstruction, investing in LEED certification. This is proof that it must be worth it...

12

What is LEED?

42

Now that we have such a solid understanding of how LEED buildings are beneficial to all stakeholders, we are going to delve into a condensed case study:

Taipei 101: FACT CARD

And so we must act, ladies and gentlemen. We need to look at this old issue in a new way. Not simply for today but to make our tomorrows more rewarding, more fulfilling, more compelling because of the changes we make today. With your help we can think anew, and act anew on the new issues before us today.

Investigating: TAIPEI 101 (Tie-pay)

Location: Taiwan, Asia

Certification: LEED Platinum

Embrace LEED, embrace the future...

This category encourages the selection of sustainably grown, harvested, produced and transported materials in view of reducing waste and reusing materials and resources rather than extracting new material.

13

How the LEED rating system works:

16

This is where LEED buildings take the lead...

23

Max Points: 37

LEED certification involves four main steps:

1. Register

2. Apply

3. Review

4. Certify

Compared to an average commercial building, LEED Gold buildings currently:

  • Credit aims at ensuring that all of the buildings energy rating systems are installed, calibrated and perform according to the LEED requirements
  • Allows projects for existing buildings to choose renewable energy sources that offset the buildings environmental impact

These energy saving measures ranked the Taipei 101 in upper quartile of high-rise office buildings for the Energy Star rating.

Consume 25% less energy

They began saving:

Projects earn points in 6 categories:

Based on the number of points awarded for your specific project, you will earn accreditation as follows:

44

Have 19% less maintenance costs

  • Construction started in 1998 and the building took 6 years to complete, finishing in 2004
  • At this point, the building was not LEED certified
  • In fact, there was not even a green building council in Taiwan

34% lower greenhouse gas emissions

45

TAIPEI GOES GREEN

21

  • 101 floors
  • 1,667 feet tall
  • It is the tallest green building in the world today, the 2nd tallest actual structure built
  • Shopping mall at the base
  • Over 2 million square feet of office space

Max Points: 21

In 2008, the building management team began investing in significant energy reducing measures and retrofits to generate energy and save water.

  • LEED has introduced highly water-efficient toilets, urinals and irrigation systems to thousands of buildings
  • They are now broadening their focus to encompass appliances, cooling towers, commercial kitchen equipment and other areas of mass water consumption

17

  • The first category of LEED prerequisites and credits has to do with where the site is located and the piece of land that it's built on
  • The Sustainable Site credit takes into account protecting natural habitat, keeping open spaces, storm water management, and heat island and light pollution reduction

That's 2,000,000 square feet to heat and cool, light up and provide electricity and energy for!

22

Saving Water in Appliances and other processes

20

19

Other factors included in Sustainable Site

  • Although saving water in toilets and urinals is the most obvious form of water saving, a lot of buildings have been focusing more on efficiency in appliances and water processes - the water used in washing machines, dishwashers and manufacturing/treatment processes
  • An example of how they achieve this is by requiring flow regulators be installed on rinse arms in kitchens so that excess water is not used
  • Public lighting reviews
  • Energy Management and Control Systems
  • Water cooler system modifications
  • Open Space - local, provincial, and national parks; botanic gardens; arboretums
  • Light Pollution Reduction
  • Rainwater management
  • As we can see, LEED buildings are more beneficial in many aspects
  • We are going to uncover how these buildings attain to such a standard through the implementing of more efficient strategies throughout.

Protect or Restore Habitat

  • Project must preserve at least 40% of the undeveloped area on the site

Site Assessment

  • Must perform and document a site assessment on: topography, hydrology, climate, vegetation, soils, human use, and human health effects
  • Assessment should discuss how these influence design

Over 33 million kWh per year

US$2 million in energy savings

Energy and Atmosphere

Water Efficiency

Sustainable Sites

Materials and Resources

Construction Activity Pollution Prevention

  • Works to limit the effect of construction activity on the surrounding environment by containing soil erosion, sedimentation of waterways and airborne particles

We love our LEED building! We want to come to work!
