Turn on and off the water. Give the handles a little jiggle to make sure they are attached properly.
Turn the garbage disposal on and off to make sure it works, have the faucet running while the disposal is on. Make sure to video the cabinet under the sink!
Scan the counter tops and make note of any cracks, stains, burn marks, etc.
Outside of the doors, the top and the sides - note any markings, indentations, etc. Get the inside of the freezer and fridge.
Open and close all of the plastic trays to make sure they do not have any cracks or damages. Note the rails of the side shelving to make sure they are attached property and not bent or broken.
Scan the front of the door, inside the door
and inside the unit, include the back-splash/wall area above the oven as well.
Get the oven range and if the oven range top opens, open it and get underneath that area.
Turn on and off the oven light and fan to make sure that works.
Note any markings, if something does not open or close properly, etc.
Outside and inside of every door and each shelving unit.
Video the front of the microwave door and then open it and video the inside of the door and unit
Make sure that the door closes properly and make sure it turns on when the door is closed
Scan the entire room (each wall, top to bottom)
Scan each wall top to bottom; note any holes, marking, etc. Test all outlets and plug-ins to make sure they work properly.
Baseboards and note any markings, damages, etc.
The entire floor and
note any markings,
discolorations,
carpet snags/stains
Turn on and off any light fixtures
in the room to make sure they work properly
All electrical sockets to make sure the face plates are not cracked or broken
- Scan inside and outside
- Scan the closet walls and the floor
- If there is a clothes hanger bar,
give it a jiggle to make sure it is
attached securely
Make sure shelves are securely fastened, note any damage/markings
Turn the fan on and
make sure it is working
Shower/tub:
- Scan the outside of the door
- Open the door
- Check walls and the floor and ceiling of the shower
- Make sure to note any damages (discolorations, stains, etc.)
- Jiggle the handles of the shower, faucet, shower curtain rod, shower nozzle to make sure they are all secure
- Turn on the water and make sure it works
Medicine cabinet:
- Scan the outside of the door
- Open it
- Get the inside shelving and the inside of the door
Scan the mirror to note any cracks/scratches
- Open all lids and make sure they are not damaged
- Flush the toilet to make sure it flushes properly
- Scan around the base of the toilet
Jiggle the toilet paper holder
to make sure it is secured properly
Jiggle all of the towel
bars to make sure they
are secured properly
Sink/Counter:
- Turn on the hot and cold water to make sure they run
- Close the drain stop to make sure that works
- Scan counter areas and note any scratches or cracks
- Make sure to get under the sink and any other drawers cabinets attached to the sink area
Washer/ Dryer:
- Check the outside of both washer and dryer
- Make sure to note any damages to the outside
- Zoom in on both control panels to get the condition of all the switches and buttons
- Open and close the doors making sure they lock
- Zoom in on the inside of the washer and dryer making sure there isn’t any damage
Garage:
- Make sure to check the garage if there is one
- Get the inside/ outside of the car/ garage door
- Open/ close the garage door
- If the garage is attached to the main house open/ shut door
- Check locks
- Turn on/ off any lights
- Check all shelves to make sure they are secure
- Check all walls for any damage
- Check floor for any stains/ damages
- Document all furniture and the condition
- Zoom in and verbally note any damages
- Open and close desks, drawers, etc.
- Test all of the furniture
For All Rooms:
- Lights
- Windows
- Doors
- Door handles (both sides)
- locking mechanism and handle. Wiggle it to make sure it is not loose
- Locks
- Whole Frame
- Inside and outside of door
- Zoom in and note any specific damages (cracks, markings, etc.)
- Smoke alarms
- Walls
- Scan each from top to bottom and side to side
- Note any pin holes, markings, baseboards
- Light switches
- Turn on and off the light and the faceplate
- Floors
- Zoom in on any specific damages (discoloration, stains, burn holes, etc.)
- Electrical outlets
- Zoom in on the face plates to makes sure they are not cracked or broken
Windows/Blinds:
- Pan out and get the window with the blinds drawn
- Zoom in on the blinds and make sure to note any stains, missing blind slats, bend slats, etc.
- Back up and have someone open the blinds and pull them up
- Zoom out and get the window have someone open up the window
- Get the screen and scan it for any holes, bends in the frame, and make sure it is attached securely
- Run a hand up and down the screen and note with my finger any tears or rips
- Close the window and make sure it locks securely
- Check the window frames and sills for any damage
- Repeat this with each of the windows in the unit
Smoke Alarms:
- Go around to every room and smoke alarm
- Hold it down to test each one - sometimes there is a test button or on/ off button
- Note any that are not working on the inventory condition report AND let your property owner/management company know
Lights and Light Fixtures:
- Make sure to turn on and off every light
- Note any light bulbs that are NOT working including the outdoor lights if you have them
- Make sure to pan in on every fixture to make sure they are not damaged
- Get each of the light switch plates to note any cracks or stains on the face plates as well

Outdoor Spaces (patios, balconies, fences, etc.):
- Get any of the sliding doors and sliding screens
- Make sure the screens do not have any holes, rips, tears or is bent in anyway
- Make sure each door locks properly
- Make sure to get the inside AND outside of these doors
- Make sure the fence does not have and holes or tears
- Video ANY of the outdoor spaces - balconies, patios, front door areas, side areas.
- Note any of the fencing, floor areas, planter areas
- Pan in and out to be able to document all of these spaces
