How do we build Security & Profit

1. Strategic Business Model: Purchase assets in 2nd tier development areas in popular locations to realise full growth potential and maximise all exit strategies providing maximum security.

2. Loan Note: Provide investors with the lending facility to invest in a secured loan note enabling investors to benefit from the proven business model.

3. Purchase: After thorough due diligence HJ Collection purchases assets through the SPV. The SPV has security by way of a debenture but trustees Bluewater capital can take 1st or 2nd Legal Charges on the assets for investors.

4. Development: Funds from the loan note are used to develop the asset. The valuation of the asset increases in value at the completion of multiple stages of development.

5. Valuation: Commercial assets are valued predominantly on their annual income and rental occupancy levels with a calculation of 8%.

6. Loan Note Value: The loan note will hold multiple assets and capital in the bank. Equity will continue to rise throughout whilst assets are being developed.

7. Completed Asset Capital Realisation: There are 3 main options available to HJ Collection. Preferred is retaining the asset and refinancing or alternatively, selling the entire unit whole or as individual units.

How does HJ Collection remain sustainable

  • We are working towards the government's goal of becoming carbon neutral.

  • ETHICALLY - In the world of property development, residential conversions represent one of the most meaningful ways to contribute to this ongoing and long-term effort towards increased sustainability.

  • SOCIALLY - These benefits are reflected, not only in conversions’ environmental impact but in their implications for helping to resolve the ongoing housing crisis – a crisis which, much like sustainability, represents a stable and long-term concern that isn’t going to disappear any time soon.
