I have produced a design proposal for a student accommodation on the Gateshead College site on Team Valley.
Our design follows the trend of common features found in student accommodation by private providers:
• Ensuite study bedrooms (30 in total)
• Marketed as luxury rooms, but generally small
• Emphasis on shared facilities such as a study area, kitchen and balcony
• Program of social activities.
• Marketing plays to student & parents concerns about making friends, being safe.
• In 2015-16, average private provider rents ranged from £120-£250 per
week across the UK allowing up to £390,000 income annually.
The construction industry prefers to use tried and tested traditional methods. While these methods have their purpose they aren't always the best.
Due to the nature of offsite construction there is always heavy upfront costs.
With this risk why did we choose this method?
Offsite construction won’t be delayed by weather and provides a controlled environment for quality control.
on-site work required is significantly lower for modular builds given that the majority of the modules arrive at the construction site 95% complete including installation of plumbing, electrical and mechanical systems as well as all major appliances such as showers and dishwashers.
fewer trades are involved in connecting the modules and time they have to spend on-site is also reduced.
While MMC boasts of many benefits over traditional methods there are still drawbacks that need to acknowledged when considering using MMC.

Large upfront costs
Reduced resell value due to current perception of method
Can prove to be more expensive then volumetric construction
Have developments in construction methods paved the way forward for effective construction?
