No, you don't need to prepare anything for the inspection. The inspector has all the tools he needs to give you an evaluation of your home. However, we need somebody to be there so the inspector can give you the estimate, explain what is going on, and answer any question you may have.
Sometimes the inspector will let you know your home doesn't have foundation problems.
Our inspectors, office staff, and management are fluent in both English and Spanish.
Unfortunately we do not offer assistance in more languages at the moment.
We do our best to communicate with all of our customers to offer the best service we can.
On a slab on grade home, inspectors use a tool called Zip-Level. With it, the inspector will find a reference point to mark as 0, and see the difference between the reference point and the area where the level is located. S/he will design a blueprint of your property with all the measurements. Then s/he will determine where your home needs to be supported or lifted and places the piers in the required locations. The inspector will then answer any question you may have, and give you the quote based on the drawing s/he designed.

We offer a lifetime transferable warranty in all the areas repaired by us.
In case you sell your property the warranty will still be active for the new owner.

No, our inspectors are highly qualified to detect any foundation issues and recommend a solution for it, however they are not licensed engineers and cannot provide a certified report. If you require a licensed engineer report it has an additional cost of $350.00
The plumbing inspection has a cost of $350.00, this price includes the hydrostatic test for the water lines and camera test for the sewer lines.
If the house has a water leak, the plumber will perform a slab leak detection (also included in the price).
Unfortunately we cannot, we would need to send one of our inspectors so they can check the levels of the building and that way give you an accurate quote
No, engineer report and plumbing inspection have an additional cost of $350.00 each.
However if you require a city permit we would need to get an initial engineer report in order to open the file, and a final report to close it.
*File requirements may vary depending on the city.
Unfortunately there is no way for us to know an exact price based on the size of your home. Every house has different needs, and the only way to give you an accurate quote is sending an inspector or engineer to check the status of the foundation.
We do not recommend to perform less work than recommended, we can install the amount of piers you would like us to, but as foundation repair specialists we need you to be aware of the consequences this may cause; these include:
-New cracks.
-Future movement in the non repaired areas.
-Roofing issues.

Unfortunately no. Cracks are not always sign of foundation problems. These show us the house is presenting movement, but there is no way for us to know if your house is actually having any foundation issues without checking it personally.

Yes, the job can be paid at the moment of closing if the house is already under contract and has a potential buyer. If not, we can wait up to 90 days to receive the payment.
We also require the title company's information to send them invoice for the repair.
We do not ask for money upfront. The payment is due once the job is completed. We accept cash, check, or any credit/debit cards. We can also send you an invoice through PayPal.
We will send the monthly invoices/reminders every 25th of the month. We recommend payments are done no later than the 15th so you don't have to worry about the next payment coming up.
In this case we can send our plumber to perform an inspection for your property. If you indeed have a leak that wasn't there before the repair the plumber will let us know about it. You can hire a plumber of your choice if you prefer to do so.
If a pipe was broken by one of our workers with a shovel or other digging equipment we will fix it for you for free. However, if a pipe broke because of the upward movement of leveling the house the repair is not covered by the warranty.
*Final plumbing inspection has a cost of $350.00 not included in foundation repair price unless specified in "scope of work" on the contract.
In some cases, doors that closed properly won't do so after the structure is leveled. This often happens when the doors are adjusted while the foundation was crooked and does not mean the work was not properly done. Sometimes doors that had problems close perfectly after the repair is done and might even happen to some windows. It is normal for this to happen.
*Door adjustment is not included in the foundation repair service and is not covered by the warranty.
It is normal for some gaps to stay open and new cracks to appear on the walls soon after the work was performed. This happens especially on properties that were remodeled before performing foundation repair, and those that are in very bad shape. This does not mean your foundation is sinking again, or the work was performed incorrectly. Your home needs to adjust to the new measurements of the foundation, and while that happens new cracks might appear on the walls.
The warranty does not cover any of these repairs.
Yes, the work we performed is under a lifetime transferable warranty that we will honor if the material we installed was defective. We have all the homes we repair registered in our system. If you haven't received a copy of your warranty certificate but you'd like one, you can give us a call or send us a message through text or Facebook and we will send it to you as soon as possible.

No. We do not take care of any kind of landscaping after the repair is performed. Our workers are specialists on foundation repair, but don't know much about landscaping. If you need any landscaping work after the repair we recommend to find an expert on the area.
*Any landscaping work and its cost is not included in the foundation repair price and not covered by warranty.
Our workers cover the holes they dig after they are done leveling your foundation to a permissible level. The dirt they dug out will have expanded and will look like mountains when they move it back to the holes. Some customers ask that we remove the dirt so the place looks more esthetic; unfortunately if this is the case they will most likely have the holes sunken and seem as if the workers did not cover them correctly. This happens due to the dirt shrinking back to its place after some time, especially after a rainy day or soil being watered. The work is completed and done correctly. We need to get the dirt back in place with what is called a "regrading" work. It does not have any additional cost using the same dirt that was taken from under your house, but please note that if we need to bring soil in order to regrade your holes this comes with an additional fee.

Please allow it to settle between 3 to 4 weeks for us to do a free regrading work or remove any soil from the place. We can bring more soil to your property if needed, but this comes with an additional fee.
Our workers are specialists on foundation repair, but don't know much about landscaping. They don't have any experience as gardeners, and therefore we cannot replace any kind of plant or grass that we remove. If you would like new grass on the areas we dug you would have to hire a specialist. The cost of a gardener or plants you'd like to have replaced is not included on the foundation repair price and is not covered by the warranty.

They do. If your house is a pier and beam, they will need access to the house at all times during the repair. If it is a slab on grade with no interior work recommended the workers will only need access at the moment of leveling so we can make sure the house is being leveled correctly.
Unfortunately our workers only the have tools to measure levels/elevations. If you would like to perform any type of remodeling we can schedule an inspection with one of our specialist on the area.
No, your home is not going to break and fall on you. We lift the structure as carefully as possible to not cause any major stress on it. The noise you hear is the house moving upward and adjusting to the new levels we are giving it. Some cracks may appear, and you might notice some doors won't close normally, but its its all part of the process.
If you have interior work and something needs to be moved around, our workers will let you know. They can move your furniture carefully respecting your space as much as possible.
Some people don't want us to move their furniture or appliances, they want to do it themselves. This is totally acceptable. If you don't want our workers to move something you want to move yourself, just let them know.
