“A Building Information Model (BIM) is a digital representation of physical and functional characteristics of a facility. As such it serves as a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life-cycle from inception onward.”

Fundamentally, Building Information Modelling is the process by which Designers and Engineers alike may Generate and Manage building data throughout a buildings lifecycle, from inception through to demolition and beyond.

Now let's analyse the core system of BIM

Is it a 3D Model?

Is it a Database?

Or is it a Process?

BIM as A 3D Model

  • Intelligent model
  • Parametric Architectural, Structural and MEP elements which are dynamic in nature
  • It has graphical and non graphical information embedded in it.
  • Both type of information are interlinked.

BIM as A Database

  • A database embedded in 3D model
  • It can effectively extract schedule of any component used in the model.
  • Since all components can be made parametric, it means any information can be embeded in the model, such as OmniCalss Specs or CoBIE
  • Link the specification (e-Specs) & as the 3D modeling is being done, Specification is also building up.

One of the problems with existing

2D drafting techniques is that the elements

which were being graphically represented were

not assigned any real-world properties. BIM Technologies

have in-built real-world information for each individual

component of a building design. Therefore, should an issue

arise, BIM Software will immediately notify the designer

of the issue, which must be resolved in order to continue the

project. This virtual use of real-world properties means that

if it cannot work virtually, it cannot work in real life. Therefore

BIM Technology is informing the designer of how the building

is physically working, hence the designer in turn develops a

deeper understanding of the project and how it's individual

elements interact. This knowledge gained will then repeat

itself in the designers future work, which will in turn

improve the overall quality of design and construction

projects the world over.
