TYPES OF DEFECT
Fungal stains or mould

occur when there is moisture content in the walls.
Harmful growth includes creeping and ivy plants that can grow either on walls, roofs or gutters.
This usually happens when dirt penetrate small openings in the walls and mortar joints, creating suitable grounds for seeds to grow.
Roots can go deep into the existing holes causing further cracks and water penetration
TYPES OF DEFECT

It usually occurs on building facades, mainly on plastered walls, columns and other areas which are exposed to excessive rain and dampness.

INTRODUCTION
Malaysia is one of the developing countries and many projects are being implemented. Currently, which some of the projects involve construction of buildings. The construction industry helps to generate the nation’s economy as well as providing benefits to construction companies. But some of these firms acted unprofessionally by involving in projects that do not meet the standard. There are a lot of defects for example, to the houses purchased by house buyers especially in terms of material and workmanship. A defect is a building flaw or design mistake that reduces the value of the building, and causes a dangerous condition.

Unstable foundations. Most of the common problem associated with the foundations depend on the geology of the ground upon which a building stands, structural failures as well as presence and height of a water table.

Honeycomb

Honeycombing refers to voids in concrete caused by the mortar not filling the spaces between the coarse aggregate particles.

CAUSES OF DEFECTS
Lack of Supervision. The quality of site supervision has a major influence on the overall performance and efficiency of construction projects. Inadequate supervision is believed to be one of the major causes of rework.
CAUSES OF DEFECTS
Shrinkage comes from the curing of the concrete or mortar. As it shrinks, cracks develop, usually along mortar lines, but sometimes in the form of vertical cracks. Once there is a crack, it is weaker than the surrounding wall and that leads to the possibility that pressures from outside will begin to bow that wall.

provides a favourable environment to promote asthma and allergy problems. Since moisture in the form relative humidity, it plays such a key role in how we perceive comfort.

Decrease the building strength. Based on the all types of defect that I stated above, it enough to said that the strength and performance of building will affected and decrease. What can I say that every building has all these defect due to its age and usage. Too many defect may be dangerous to the surrounding.



As we have seen, building defects affect to the building occupants and surrounding. Fortunately, surveyor has ways and option to overcome the problem that might be dangerous to others. Furthermore, it is recommended to all parties to promote and practice ethical conducts in their project to minimize other contribution factors to building defects and failures
