Don’t be misled by the word ‘building’ – BIM can be used in Civil Engineering, Product Design, etc.
Its not new!! Look around you. Almost everything you see was created using BIM!! It just wasn’t called BIM. In Manufacturing it has been known as Virtual Design or Virtual Prototyping.
Its been going on since the mid 90’s.!
How is it Different?
The older processes, or CAD (Computer Aided Design) relied on the manual sharing of information.
Information regarding the project was typically stored in multiple locations, multiple files and multiple formats, such as drawings, excel files, hand sketches etc.
A LOT of manual co-ordination was required to keep everything together and up to date.
Changes required careful management and could take a long time to make.

BIM uses a central database to store all the project information, so that any change to the information instantly updates any related information.
E.g.. If you move a window in plan view, it updates the elevations, sections window schedule etc.
More information is required at the early stages of the project and more time is spent in the design phase, and less as the project continues on.

The deliverables from a BIM Project are similar, however they are more co-ordinated, and have advantages that flow onto other parts of the project.

then in real life!

Reduction of wast and better implementation of lean construction techniques

POST CONSTRUCTION:
Model provides a source of information for building systems to for better operations and facilities management
As-built spaces and systems utilized as a starting point for maintenance and operations, as well as a database for possible future retrofits.
