00:00 - 00:01
hi and welcome.
00:01 - 00:05
We'll be discussing our services at one South property management
00:05 - 00:09
as well as our pricing model, and hopefully help you
00:09 - 00:11
figure out if we could be a good fit for
00:11 - 00:12
what you're looking for.
00:13 - 00:19
Mhm. We are a full service property management company specializing
00:20 - 00:22
in single family rental homes.
00:24 - 00:25
Well, why choose a property management service?
00:26 - 00:28
And what does property management do anyways?
00:29 - 00:33
Property management is a series of services that happen at
00:33 - 00:34
different times of the leasing cycle.
00:35 - 00:37
The first thing we do is help get your home
00:38 - 00:39
clean and rent ready.
00:40 - 00:43
The next step is marketing your property to potential residents,
00:44 - 00:47
which we do by taking professional grade photos and highlighting
00:48 - 00:49
its features and amenities.
00:50 - 00:53
From there we start our marketing blitz where we posed
00:54 - 00:57
to key rental sites, and we notify our wait list
00:58 - 00:58
of residents.
01:00 - 01:03
Once we receive an application, we begin screening the applicants
01:04 - 01:05
for three key qualities.
01:07 - 01:12
First, their ability to pay second their rental payment history
01:13 - 01:16
and third, the condition in which they have left their
01:16 - 01:16
previous residences.
01:18 - 01:20
So there's a lot that goes into screening and applicant,
01:21 - 01:26
including collecting pay stubs, verifying employment, calling previous landlords screening
01:27 - 01:31
credit, background, and eviction history and require an application for
01:31 - 01:34
anyone 18 and over residing in the property.
01:35 - 01:39
Once approved, we collect a security deposit immediately, and we
01:40 - 01:43
then schedule a lease signing during the lease signing.
01:44 - 01:48
We go through basic expectations for property maintenance that will
01:48 - 01:50
be the responsibility of the renter.
01:51 - 01:55
These are things like caring for the lawn, replacing batteries
01:55 - 01:59
and smoke alarms and thermostats, changing out burned out light
01:59 - 02:02
bulbs, replacing H vac filters and the like.
02:03 - 02:06
We also highly encouraged the use of auto peg, and
02:07 - 02:09
we ensure that utilities are turned on in the resident's
02:10 - 02:13
name. After moving, we do check in with the resident
02:14 - 02:18
to answer any property questions and ensure everything is in
02:18 - 02:18
good working order.
02:20 - 02:24
Our leases have the rent due on the first, and
02:24 - 02:26
there's a grace period until the fifth.
02:27 - 02:29
We pay out property bills between the sixth and the
02:29 - 02:32
eighth, and we pay owners no later than the 10th
02:33 - 02:36
of each month, at which time you also receive your
02:36 - 02:40
monthly accounting statement, showing all income and all expenses for
02:41 - 02:41
that property.
02:43 - 02:46
Along the way, we ensure your property is being maintained
02:47 - 02:47
in a couple of ways.
02:48 - 02:51
First, we conduct exterior random drive byes.
02:52 - 02:54
So if a resident is parking on the grass, not
02:55 - 02:58
mowing the lawn or not keeping things very tidy, we'll
02:58 - 03:00
send them a notice to fix it and check back
03:01 - 03:01
to make sure that they did.
03:02 - 03:07
Now we start our leasing cycle 90 days out, and
03:07 - 03:07
we do.
03:07 - 03:10
12 month lease is at this point we would conduct
03:11 - 03:13
our annual interior inspection.
03:15 - 03:17
This is a key way in which we are different
03:18 - 03:19
from other companies in the area.
03:20 - 03:24
So the purpose of this inspection is to ensure the
03:24 - 03:27
property is being maintained and to get anything fixed that
03:27 - 03:28
might not have been reported.
03:29 - 03:30
I'll give you a quick example.
03:32 - 03:34
A bedroom had a missing doorstop, and we find a
03:35 - 03:36
dent in the wall from the door knob.
03:37 - 03:38
This is an obvious tenant expense.
03:39 - 03:41
We get it fixed, we build a tenant.
03:42 - 03:44
But let's say we find a leaky pipe under the
03:44 - 03:47
sink. We'll get it fixed and building.
03:47 - 03:52
Owner plumbing, electrical, H V, A C roof and general
03:52 - 03:55
system. Components of the house are responsibility of the owner.
03:56 - 03:59
Unless there's an obvious tenant negligence involved.
04:00 - 04:04
Mhm. So how do we get compensated for these services
04:05 - 04:06
at one South.
04:07 - 04:09
We have two ways in which were compensated.
04:10 - 04:14
The first is our management fee, which is 10% of
04:14 - 04:15
the rents collected.
04:16 - 04:19
Yeah, the second is our leasing fee, which is $195.
04:21 - 04:23
This will cover the preparation of the property for showing
04:24 - 04:29
coordinating all the showings, screening applicants, coordinating Lee, signing keys
04:30 - 04:31
and move in.
04:32 - 04:34
By the way, you pay nothing out of pocket.
04:35 - 04:37
We only get paid when we collect rent from the
04:37 - 04:40
resident and we send the balance to you.
04:41 - 04:43
But don't take my word for it.
04:43 - 04:45
Check us out on Google and see our five star
04:45 - 04:50
Reviews are owners are residents and our vendors really love
04:50 - 04:52
us. And we hope you will too.
