00:01 - 00:02
So you might have heard that the Hamilton real estate
00:03 - 00:05
market slowed down and they right or get it.
00:06 - 00:08
I'm mike McCarthy with remax carton real time.
00:08 - 00:11
Here's what really happened in May in Hamilton real estate.
00:13 - 00:15
The medium price actually went up in May, I'll be
00:15 - 00:19
at less than 1% and at 735,000 finished, just a
00:19 - 00:21
bit below the high water mark that we saw in
00:21 - 00:26
March of 743,000 by whopping 27.8% over May of 2020.
00:27 - 00:29
But as we can see from the chart here, the
00:29 - 00:32
steep climbing prices, month over month Has stopped over the
00:32 - 00:33
past three months.
00:34 - 00:36
As far as the number of days to sell goes,
00:36 - 00:39
sellers are still enjoying incredibly low number of days on
00:39 - 00:42
the market, with the typical property taking still just one
00:42 - 00:44
week to sell, which also means the buyers and their
00:45 - 00:46
agents still have to stay right on top of the
00:46 - 00:49
market or risk missing out on what might have been
00:49 - 00:50
a perfect property for them.
00:52 - 00:54
We can see here that the number of months of
00:54 - 00:56
inventory state at the same level as it was in
00:57 - 00:59
April, at just 21 days, which, as you can see
00:59 - 01:02
is less than half the amount of inventory as this
01:02 - 01:05
time last year, after a couple months of a high
01:05 - 01:07
number of new listings, we saw that stat drop off
01:08 - 01:10
just a little bit in May, which isn't exactly what
01:10 - 01:13
buyers hoping to see since we've been dealing with extremely
01:13 - 01:15
low amounts of inventory for the past year.
01:16 - 01:19
But what didn't stop or just barely did was the
01:19 - 01:21
number of sales in may compared with April and combining
01:22 - 01:23
that with a lower amount of new inventory.
01:24 - 01:26
We saw the sales to new listings ratio shoot back
01:27 - 01:31
up to 80.1% from the relatively low number of 68.6%,
01:32 - 01:35
which is still a seller's market number that we saw
01:35 - 01:38
in april, which was easily the lowest ratio that we've
01:39 - 01:39
seen in the past year.
01:41 - 01:43
So did the Hamilton market slow down in May.
01:44 - 01:46
Well now the things are opening up and we're having
01:46 - 01:49
more gatherings and dinner parties, you're bound to hear somebody
01:49 - 01:52
asked this question to which you now have the answer.
01:52 - 01:54
And that answer is a resounding no.
01:56 - 01:58
Is it the same high heat that we had in
01:58 - 02:00
March? Not quite, but it's pretty close.
02:02 - 02:04
And if someone asked you who told you so you
02:04 - 02:05
don't have to say that I did.
02:06 - 02:10
You can simply say that the data told yourself in
02:10 - 02:12
a couple weeks we shall see what june has been
02:13 - 02:14
bringing to us until then stay safe.
02:15 - 02:17
And if you found this interesting or helpful, please give
02:17 - 02:17
it a thumbs up.
02:18 - 02:20
If you have questions or comments, send me an email
02:21 - 02:23
directly or write in the comments section of the social
02:23 - 02:25
media. Thanks for your time and I'll talk to you
02:25 - 02:26
again here in july.
