00:01 - 00:01
happy Aloha Thursday.
00:02 - 00:03
Everybody coming to you live.
00:04 - 00:06
So we have our weekly update, and then we have
00:07 - 00:10
just a short topic Looking at just the last couple
00:10 - 00:12
weeks. HBR came out with their report the other day.
00:12 - 00:14
So I have some of that stuff in there.
00:14 - 00:16
HBR kind of little border Realtors me.
00:17 - 00:19
All right, so next up, right away, we got our
00:20 - 00:20
weekly stats.
00:21 - 00:22
Guess what, guys?
00:22 - 00:26
We've had an increase of new listings by 15% and
00:27 - 00:31
we've been floating between about 240 up to 300 new
00:32 - 00:35
listings of per week over the past month of March.
00:36 - 00:40
So that's great news pending now is down by just
00:41 - 00:41
under 11%.
00:42 - 00:46
It's right around 10.5% and this has actually been a
00:46 - 00:48
slow decline over the past three weeks.
00:49 - 00:51
So we got a little bit more homes coming on
00:51 - 00:53
the market and a little bit of less going into
00:53 - 00:56
escrow, which means there might be a couple more options
00:56 - 00:57
out there for you.
00:57 - 01:00
Buyers, anyways, in the number sold that it's just a
01:00 - 01:01
negligible increase.
01:02 - 01:02
Very, very slight.
01:02 - 01:04
Under 1% rentals.
01:05 - 01:09
That's negligible again, and these have stayed pretty steady for
01:09 - 01:10
the month of March.
01:10 - 01:15
However, I will say, from my property manager counterpart, the
01:16 - 01:20
rental market is just as aggressive as the buying market.
01:20 - 01:22
So if you are planning to come to island PCs
01:23 - 01:26
to island from my military folks, I do suggest that
01:26 - 01:27
you guys start just as early.
01:28 - 01:29
If you're planning to run, even if you are planning
01:30 - 01:31
to buy the more time.
01:31 - 01:33
If you're working with me, the more lead time that
01:33 - 01:35
you can give me to help you purchase a home,
01:35 - 01:37
the better, especially in this market.
01:38 - 01:40
I just got one of my other buyers, an off
01:40 - 01:42
market deal totally stoked from.
01:42 - 01:45
So this is what I was talking about here.
01:45 - 01:48
We're looking at the new listings compared to the number
01:49 - 01:50
of sold listening.
01:50 - 01:52
So how many new home spot on the market compared
01:53 - 01:54
to how many are actually selling?
01:55 - 01:57
And here we're looking at the past three months of
01:57 - 01:59
January, February and March.
01:59 - 02:03
We can see that March was a positive month, with
02:03 - 02:06
more listings coming onto the market, and there has been
02:06 - 02:11
an upward to direct trajectory of sold homes in its
02:11 - 02:16
entirety. March had a 12.6% jump in new listings for
02:16 - 02:19
single family homes and a much larger jump for condos.
02:20 - 02:23
They had a 17.2% increase.
02:24 - 02:27
So from here, I would hope that this would let
02:27 - 02:31
up on the consistent sold price increases.
02:31 - 02:35
Hopefully, it evens out a little bit.
02:35 - 02:39
Even moving from February to March, there was a 3.5%
02:40 - 02:42
increase in median sales price.
02:43 - 02:47
So I guess we'll see come May if these if
02:47 - 02:50
the number of supply has actually affected the price points
02:51 - 02:56
here. So lastly, something that is a little bit interesting
02:56 - 03:00
that the Honolulu border Realtors noted that there has been
03:00 - 03:09
100 and 17% of sales activity increase, Um, in the
03:09 - 03:15
price points above 1.5 million 117% increase.
03:15 - 03:20
So more buyers are entering that $1.5 million in above
03:20 - 03:26
market. It almost seems as if everything has taken a
03:26 - 03:29
major shift right on the affordability spectrum.
03:30 - 03:31
Things are just moving on up.
03:33 - 03:37
Um, so here I actually I just randomly put this
03:37 - 03:37
in here.
03:38 - 03:40
This is from the It's a List reports that so
03:40 - 03:42
this is for nationwide housing market.
03:42 - 03:47
The nation as a whole has seen of 15.6% list
03:47 - 03:51
price increase and the number of its homes for sale
03:51 - 03:53
homes that are on the market down by 52%.
03:54 - 03:56
Here in the on Oahu, For the most part, we've
03:57 - 04:01
been fluctuating around 40% decrease depending upon the weak, the
04:01 - 04:04
month So on and so forth days on market proof,
04:05 - 04:06
we are well below that 54.
04:07 - 04:09
Out here on Oahu, you're going to be looking nine
04:10 - 04:14
days or less for single family homes and, um, around
04:15 - 04:18
17 for the condos, and especially on a single family
04:18 - 04:19
home side.
04:19 - 04:20
That's where a lot of the competition is.
04:21 - 04:25
So they are reviewing all offers at once for the
04:25 - 04:27
most part, so that nine days may just be because
04:28 - 04:31
that's when the sellers have chosen to review their offers.
04:32 - 04:36
Now my question is, how long is all this going
04:36 - 04:37
to last?
04:37 - 04:39
So truly, I'm curious as well.
04:40 - 04:43
There are several factors which are playing into this demanding
04:43 - 04:45
market, which we have spoken about on collectively.
04:46 - 04:50
All these videos, um, so playing into this demanding market
04:50 - 04:52
all the way to the supplies of lumber itself.
04:53 - 04:56
So just to even if you're thinking about building a
04:56 - 04:58
home things are still extremely backed up.
04:59 - 05:01
So if you can't find a house for sale, they're
05:01 - 05:03
saying Okay, now a lot more people are wanting to
05:03 - 05:06
maybe just construct a home and build it from growing
05:07 - 05:10
up. But if the lumber supplies aren't there to build
05:10 - 05:13
your home because that's on the back increase, what are
05:13 - 05:13
we doing?
05:14 - 05:16
Are we going to wait and watch the market?
05:16 - 05:19
I'm waiting to see what the outcomes are going to
05:19 - 05:22
be. I hope you guys have a great weekend and
05:22 - 05:23
a great West rest of your week.
05:24 - 05:24
We'll see you next week.
05:25 - 05:25
Take care.
