00:01 - 00:02
A low unhappy Aloha Thursday.
00:03 - 00:05
I hope you guys had a great father's day.
00:06 - 00:08
So my dad some doughnuts, pretty sure he liked him.
00:09 - 00:11
And we are going to be off to the weekend
00:12 - 00:13
prior to 4th of July.
00:13 - 00:15
I'm gonna be prepping for it's one of my favorite
00:15 - 00:20
holidays. So let's jump right into the past week numbers
00:21 - 00:23
and you know what listings are down guys.
00:24 - 00:26
I don't know if any of you experienced that with
00:26 - 00:28
some of the competition on the homes of this past
00:28 - 00:31
week, but this is the largest decline of listings that
00:31 - 00:35
we've seen week over week and for sure over a
00:35 - 00:37
month. So we are down roughly 12%.
00:38 - 00:40
The number of pennies very negligible.
00:40 - 00:46
If nothing at all, it's like 120.0% sold now are
00:46 - 00:47
up by just under 6%.
00:48 - 00:51
So there is more homes that went off the market
00:51 - 00:55
then came on, Number of rentals is down by just
00:56 - 00:56
under 9%.
00:58 - 01:01
And if you are in the rental market it doesn't
01:02 - 01:04
directly really to the purchasing market whatsoever.
01:05 - 01:08
But I will tell you that from what I'm hearing,
01:08 - 01:11
the rental market is just as competitive as the purchasing
01:11 - 01:12
market right now.
01:12 - 01:15
It is a little bit more difficult to find what
01:15 - 01:18
you're looking for in a rental and you are working
01:18 - 01:20
against other applicants as well.
01:20 - 01:22
So I would suggest that you start if you are
01:23 - 01:26
looking potentially looking for a rental start earlier rather than
01:26 - 01:29
later. I know PCS season is right around the corner.
01:29 - 01:31
We're kind of in it right now.
01:32 - 01:35
Um so I would only imagine that there's going to
01:35 - 01:36
be more competition.
01:37 - 01:39
So here we go for a weekly real talk.
01:41 - 01:43
We are looking at the top five markets for 2021.
01:45 - 01:49
Specifically here we're looking at single family homes, naturally have
01:49 - 01:52
a beach is leading the way with the number of
01:52 - 01:56
new list genes that lots of turnover in L.
01:56 - 01:58
A. And it's for several different reasons.
01:58 - 02:00
If you start looking at the demographics, you'll know what
02:01 - 02:01
I mean there.
02:01 - 02:04
Um But either way, lots of new listings have come
02:04 - 02:07
onto the market this year And their median sales price
02:07 - 02:09
is right around 810,000.
02:10 - 02:11
That's the sales price once again.
02:12 - 02:14
And then if you jump all the way to the
02:14 - 02:15
right, you got Kyla.
02:15 - 02:20
Kyla has been consistently one of the hottest markets all
02:21 - 02:22
around like price point.
02:23 - 02:25
Um Number of souls, everything.
02:26 - 02:30
Their median sales prices sitting just over 1.4 million.
02:31 - 02:31
I believe.
02:31 - 02:33
That's 1.406 million.
02:34 - 02:35
Absolutely insane.
02:35 - 02:39
If we're having this conversation last about a year ago,
02:39 - 02:41
it would be six figures below that.
02:42 - 02:42
For sure.
02:43 - 02:46
No, it's really interesting here is you see diamond had
02:46 - 02:46
right there in the middle.
02:47 - 02:49
So diamond had is a very prestigious part of the
02:50 - 02:53
island and they're even below Kyla.
02:53 - 02:57
Their median sales price is sitting right around its under
02:57 - 02:59
1.4. It's right around 1.38.
03:01 - 03:04
So perhaps if you're weighing Kyla or right outside of
03:05 - 03:07
town, if you're waiting those two options, you might get
03:08 - 03:10
a better bang for your buck in town right outside
03:11 - 03:12
of town, time and time.
03:13 - 03:15
Now let's not leave condos and town homes behind.
03:15 - 03:17
Normally the condo and town hall market tend to trail
03:18 - 03:19
the single family home market.
03:19 - 03:23
Normally Not necessarily speaking to that tune in this slide.
03:23 - 03:26
It's just comparing the same things that we compared in
03:26 - 03:26
the last slide.
03:27 - 03:29
So this is the number of new listings which are
03:30 - 03:32
homes that just that came onto the market throughout 2021
03:33 - 03:37
and their median sales price naturally Honolulu is leading the
03:37 - 03:41
way, especially in the number of listings because it's that
03:41 - 03:45
dancer area they have handles, they have high prices, they
03:45 - 03:46
have a lot of things anyways.
03:47 - 03:50
Um For that reason though I would also take that
03:50 - 03:52
medium sales price with a grain of salt.
03:52 - 03:56
There is a broad range of condos and town homes
03:56 - 03:57
that are in the town area.
03:58 - 03:59
Do you take a look at a couple in a
04:00 - 04:02
beach? Those are too hot areas as well.
04:02 - 04:05
You can normally get a little bit more bang for
04:05 - 04:07
your buck in those two areas.
04:08 - 04:11
They come with you know double walls, some have central
04:12 - 04:12
A. C.
04:12 - 04:13
If not split A C.
04:13 - 04:16
There's just a couple other luxuries that come with the
04:17 - 04:18
homes that are typically in that area.
04:19 - 04:24
Melanie well established area and so is a is a
04:24 - 04:29
solid neighborhood now moving on into this light so this
04:29 - 04:31
past week and a half I think it was like
04:31 - 04:32
a week and a half ago.
04:33 - 04:35
Mr paul Brubaker, this is not my sides, like this
04:36 - 04:41
is from his presentation, he is amazing economist.
04:42 - 04:44
Um he's definitely built a reputation for himself.
04:45 - 04:49
He puts on a brief that basically describes the real
04:49 - 04:51
estate market and where he sees it today.
04:51 - 04:54
This is one of, I'm sure 100 some odd sides
04:55 - 04:57
that he has had and this is pulled from all
04:57 - 04:59
the resources that are down there at the bottom of
04:59 - 05:01
the page if you'd like to reflect on that.
05:01 - 05:05
So bottom line, This goes back to 2012 and we
05:05 - 05:09
are looking at the price points of single family homes
05:09 - 05:13
and condos and condos are fluctuating a little bit below
05:14 - 05:19
what the perspective means would be if you will, and
05:20 - 05:25
single family homes have deviated further above what we would
05:25 - 05:26
anticipate, it should be.
05:26 - 05:32
So single family homes have appreciated roughly like 4% annually
05:33 - 05:34
and it's been roughly 55.1%.
05:37 - 05:39
Like I said though, the condos are fought to a
05:39 - 05:43
below what I take away from that.
05:43 - 05:45
It depends what your objective is.
05:46 - 05:49
Once again with real estate, with purchasing them in this
05:49 - 05:50
residential market.
05:50 - 05:53
If you are maybe looking for a better deal in
05:53 - 05:56
like savings on something, I would maybe geared towards that
05:57 - 05:58
underwear town home area.
05:58 - 06:01
If you are looking to maybe sell and you have
06:01 - 06:04
a single family home, definitely give me a call.
06:04 - 06:06
I am sure I have a buyer video.
06:06 - 06:07
It's just more rigorous of a market.
06:08 - 06:11
It's definitely a seller's market out there, take care, have
06:12 - 06:13
a great weekend audio.
