00:00 - 00:02
Alright, you, beautiful people.
00:02 - 00:06
It is January 2022, it's a brand new year, naturally.
00:06 - 00:08
We're taking a look back at what happened in
00:08 - 00:11
December 2021 as well as the year at large.
00:11 - 00:15
Uh some real big shake up, some changes that happened in real estate.
00:15 - 00:18
So if you're enjoying what you're seeing here,
00:18 - 00:23
as always feel free to like subscribe to the channel share with your friends,
00:23 - 00:25
if there's anybody who you think might be interested in
00:25 - 00:29
moving this year and there's tons of great content,
00:29 - 00:31
new listing videos that we're putting on a regular basis,
00:31 - 00:35
weekly podcasts with with Brendan and I in them.
00:35 - 00:38
So feel free to have a look at some of the other stuff that's on there.
00:38 - 00:42
But without further ado let's just jump right into it Uh month combined.
00:42 - 00:45
So we're talking about the month of December, we sold 862 houses.
00:45 - 00:52
It's a decrease of 13.5%. But of course The reason it is a decrease of 13.5% is because
00:52 - 00:56
We sold so many houses towards the end of 2020 because the
00:56 - 00:59
beginning of 2020 was essentially locked down as you all remember.
01:00 - 01:04
However, the average price of a house went up by 15.8%.
01:04 - 01:07
This is both of a home and condo in Ottawa.
01:07 - 01:11
So the average prices you can see there between the two at 6:15
01:11 - 01:13
Inventory, this is the name of the game. Okay?
01:13 - 01:19
We're talking about 16.1% less properties available for sale 806 both
01:19 - 01:23
homes and condos at the end of December 2021 and we're starting
01:23 - 01:27
to feel a bit of a pinch in January 2022 starting
01:27 - 01:30
to feel like the prices are going up as a result.
01:30 - 01:36
And you can see November 2021, we had 1336. So a drastic drop coming through there.
01:36 - 01:40
Okay, number of sales, you can see 28 days of inventory.
01:40 - 01:43
It's four weeks worth of inventory, not even a full month.
01:43 - 01:46
So definitely a heavy seller's market going on right now. Year to date.
01:46 - 01:51
So where did we land for all of 2021? Well, we set a new record.
01:51 - 01:56
We've never sold 20,000 properties in Ottawa in one calendar year and we did it.
01:56 - 01:59
So it's an increase of 7.1% over 2020,
01:59 - 02:05
which again was an increased year where we sold more homes than we ever had At 18,953.
02:05 - 02:11
All right, the average price of a home went up by 22% in Ottawa. Okay.
02:11 - 02:16
For the entire year, which is, which is amazing. And that's both homes and condos.
02:16 - 02:24
So in 2020, the average price went up by 19.9 in 2022, the average price went up by 22%.
02:24 - 02:28
So pretty drastic increases on both accounts.
02:28 - 02:31
Um, as you can see the first year we talked about this,
02:31 - 02:34
Ottawa sold more than 20,000 houses, big milestone.
02:34 - 02:37
We're also breaking records, price records,
02:37 - 02:39
the forecast for 2022 is more of the same.
02:39 - 02:45
Um even given the fact that we still have all of these constraints
02:45 - 02:47
with regard to low inventory levels,
02:47 - 02:49
we don't expect that the inventory levels are going to go up
02:49 - 02:54
high enough to offset the pressure that's being put on house prices.
02:54 - 02:55
Um, So we'll break it down,
02:55 - 02:59
we'll talk about the residential side before we talk about the condo side.
02:59 - 03:02
So on the residential side, we sold 50% less homes.
03:02 - 03:02
Again,
03:03 - 03:07
that's because 2020 was really back loaded with regards
03:07 - 03:09
to the number of houses that were sold,
03:09 - 03:15
But the average price went up in December 2, 17.6% from 603-709.
03:15 - 03:16
You can see there
03:16 - 03:20
Again, inventory is really low. There's almost nothing to choose from.
03:20 - 03:24
At the end of December 562 houses at the end of November, you can see it was 929,
03:24 - 03:27
so a really significant decrease December 2020,
03:27 - 03:33
we had what felt like a really small a group of houses
03:33 - 03:35
to choose from while it's even less at the end of 2021.
03:35 - 03:35
And again,
03:35 - 03:42
we're feeling those constraints in um uh in january in the new year and again,
03:42 - 03:45
you can see it's definitely a seller's market four weeks worth of inventory.
03:45 - 03:48
That is not a lot of homes to choose from. Okay, year to date.
03:48 - 03:50
On the residential side, again, set some records,
03:50 - 03:54
we've never sold over 15,000 residential properties in one year in Ottawa.
03:54 - 03:58
Well we did this year, Okay, 6.1%. The average residential price.
03:58 - 04:01
And I'm sure you've seen this, if you're paying attention to what's going on,
04:01 - 04:02
real estate,
04:02 - 04:08
average residential price in Ottawa is 7 19 605 last year was 5
04:08 - 04:12
82 and we just thought that was bananas as far as prices go.
04:12 - 04:18
But even still, that's an increase of 23.6%. So big, big changes happening here.
04:18 - 04:21
The residential properties almost went up by 25%.
04:21 - 04:25
I'd call for 30% while some other predictors were calling for 10 or 11%.
04:25 - 04:27
So no solution to the inventory issue.
04:27 - 04:28
Uh you know,
04:28 - 04:30
people talking the government's talking about
04:30 - 04:33
how they're gonna implement changes to
04:33 - 04:37
tax the money that people are making with houses.
04:37 - 04:39
But I think the real solution to the problem that
04:39 - 04:42
we're having about the prices jumping up so quickly is
04:43 - 04:45
Ah there isn't enough inventory.
04:45 - 04:47
We need to force builders to build more homes more quickly
04:47 - 04:51
even if they started building all of the homes right now,
04:51 - 04:55
it would still take at least 18 months before they would start to come to the market.
04:55 - 05:01
So um we're expecting upward pressure to maintain on house prices into 2022,
05:01 - 05:04
okay, On the condo side, okay.
05:04 - 05:06
We sold last condos in the month of december,
05:06 - 05:08
but the average price went up by 12% again,
05:08 - 05:10
we've got some fluctuations that we saw from last month,
05:10 - 05:13
we've been starting to track what's happening in terms of pricing
05:13 - 05:15
on condos because there's been some really weird stuff going on.
05:16 - 05:19
A number of houses and condos sold. Again, it's lower.
05:19 - 05:24
The reason it's lower is because uh this was on the last slide, sorry,
05:24 - 05:27
the number that's lower is is because
05:27 - 05:30
We had a bigger 2020, uh
05:31 - 05:36
2020 at the end of year, inventory is much less significantly less at the end of 2020.
05:36 - 05:39
We were seeing the condo numbers of units
05:39 - 05:42
creeping up and we're not noticing that now,
05:42 - 05:43
okay,
05:43 - 05:45
we're noticing them going down at the end of the year and
05:45 - 05:47
you can see it was 407 at the end of november,
05:47 - 05:50
it's 2 44 at the end of december, so not a lot.
05:50 - 05:53
Again, four weeks of inventory, we sold less houses in december.
05:53 - 05:56
So even though we've got less inventory, we also had less sales.
05:56 - 05:59
That will change as the year rolls on
05:59 - 06:05
Year to date. On the Condo side, we almost sold 5000 condos just a little bit under.
06:05 - 06:11
It seems as though chances are in 2022, we will sell over 5000, but again, you know,
06:11 - 06:15
that's a 10% increase in terms of number of condos sold year to date and
06:15 - 06:19
it's a 16.1% increase in terms of the average price of a condo in Ottawa.
06:19 - 06:23
Um So this is october, we noticed that $20,000
06:23 - 06:27
dip in terms of pricing average condo prices and that was made up
06:27 - 06:33
in november went up by 27,000 and then december saw another $30,000 drop.
06:33 - 06:35
So it's an interesting yo yo effect that
06:35 - 06:39
we noticed in that monthly average condo price,
06:39 - 06:42
because I mean, we're talking about a $400,000 price point here,
06:42 - 06:45
so $30,000 there's no, it's no sludge of a number.
06:45 - 06:50
And we're talking, you know, selling 23, maybe 400 condos in a year,
06:50 - 06:51
starting a month.
06:51 - 06:51
Um you know,
06:51 - 06:54
you can't have that big of an effect without having something else going on.
06:54 - 06:57
So we'll keep watching what's happening and a few
06:57 - 06:59
people that I've spoken to said that might be
06:59 - 07:02
as a result of what's happening um with the
07:02 - 07:03
price point of the condos that are selling.
07:03 - 07:04
So,
07:04 - 07:08
but it's just weird that it would be changing that much a month over month anyways,
07:08 - 07:10
if you guys like what you saw here,
