  1. Hey, Carrie Kelley.
  2. Zach With Harris here, we've met a couple months ago
  3. talking about the H v a c at b B
  4. J on dso.
  5. I wanted to create a informational video that you could
  6. pass on to the board at the next meeting.
  7. They might help simplify case and everything that we we
  8. looked at during our initial investigation.
  9. Um, so I once again want to thank you for
  10. allowing me to come into your facility.
  11. Uh, and we'll kind of go from here, eh?
  12. So the first question who's Harris Harris Company?
  13. Uh, national mechanical provider.
  14. We've been working across the street over Providence specific for
  15. the last 50 years.
  16. Um, so I understand the piping in the HBC of
  17. other facilities.
  18. So way try and go in and understand what's going
  19. on. Facility healthcare being very strong area of our focus,
  20. we'll take a look at some of the findings we
  21. found in September.
  22. A ZX well, as go through the cost of what?
  23. What tze cost so far and then kind of path
  24. forward for the group.
  25. Uh, first of all, a couple of the trends that
  26. we saw hot and cold areas throughout the facility.
  27. Try and figure out how to dial those in a
  28. little bit more.
  29. There's a lot of solar gain in the atrium, so
  30. there's a couple systems that could be potentially installed or
  31. just, uh, reconfigured a little bit on then, of course,
  32. the building has got various age equipment, so having the
  33. right plan to path moving forward for that will help.
  34. Right now, As we can see, this is in the
  35. first floor kind of in the waiting area.
  36. Um, there were two of these indoor air handlers installed
  37. for a V.
  38. R F system.
  39. And so the re the reason this was done, it
  40. was to get enough air cycles for the A S
  41. C. So they have enough air turnover on DSO.
  42. They re sized the duct work in order to get
  43. the capacity to do that, but had to install these
  44. two units, um, and the lobby in order.
  45. Thio supply enough heating and cooling for the lobby.
  46. I think there could have been a different approach done,
  47. uh, to be honest and re sizing happened on a
  48. piece of equipment that was 20 years old.
  49. You have capabilities to put a bigger piece of equipment.
  50. And instead of that which would have taken over and
  51. supplied the entire area and got the air changeovers if
  52. we were to upgrade that piece of equipment so you
  53. could talk a little bit more about that at a
  54. later date, Okay, A couple of things that we want
  55. to make sure that you're aware of is that ashtray
  56. with organization that's in charge of indoor air quality.
  57. Uh, mechanical contractors recommending.
  58. Now Cove it has hit over 19 has hit burger.
  59. 13 filters be installed in all common areas.
  60. Um, I wanna look at the HEPA filters that you
  61. have installed your facility and then also humidity levels, which
  62. we have the ability to track would be something we
  63. wanna look at as well.
  64. We look at the bird Merv rating on the filters
  65. installed at your facility.
  66. There moved eight filters.
  67. We'd wanna upgrade those, but also make sure that it
  68. can Handover of 13.
  69. When I looked at the HEPA filters, the filter rack
  70. had either never been installed or or it had fallen
  71. apart at some point.
  72. Anyways, there's an air gap at the top, and this
  73. is what supplies the heir to the A S C
  74. s. Oh, there's air that now has a gap around
  75. it. And it's not going through the HEPA filter, which
  76. captures 99% of the particulates.
  77. Thes were up in the attic area.
  78. Filters hadn't been changed in a little while.
  79. Certainly past.
  80. Do something we'd want to pay attention to.
  81. We then come to the electrical issue.
  82. Bill was able.
  83. Thio, help me locate You know the units where they
  84. serve. What?
  85. What? It's kind of what they what what purpose they
  86. had. And as you can see, there was this heater
  87. that had gone out.
  88. Thistle is inside one of the units that have been
  89. taken apart a ZX.
  90. You can see we believe it kind of became an
  91. issue because the wires on this disconnect were loose u
  92. m causing that failure.
  93. Um, we also saw that there were three phase, you
  94. know, to 43 phase, uh, disconnects that were not locked
  95. out and tagged out.
  96. So they were open and exposed.
  97. Wire out the in the open.
  98. Um, certainly not only an electrical hazard, but a fire
  99. hazard and something we want to pay attention.
  100. Thio moving forward these things should always be locked out
  101. and tagged out.
  102. Um, it's just a major safety concern that we want
  103. you to be aware of.
  104. The next portion was the plumbing leak that we saw
  105. in the garage area.
  106. Um, the drywall in the garage was wet.
  107. And upon further investigation, um, it turns out it wasn't
  108. a plumbing leak from, like a man sewer liner.
  109. Your waistline.
  110. Um, it actually was from the HPC condensate line here.
  111. And so this was dripping on.
  112. Dhe inevitably ended up causing Cem moisture buildup and eventually,
  113. some growth that you can see here.
  114. We die a ghost and took a look at that
  115. bill and ended up basically sanding the floor.
  116. Thio, get rid of any of that.
  117. But that was the that was the unit we had
  118. mentioned earlier that should have been replaced the very beginning.
  119. Instead of re sizing the doctor work.
  120. Um, because now you have a 20 year old unit
  121. that inevitably leaked, causing this buildup and so 20 years
  122. old, it should have been replaced with a larger unit
  123. to get that air turnover.
  124. Instead of changing the ductwork and installing the to the
  125. two indoor heads for that many split in the lobby
  126. area, Um, path forward that we could see, certainly making
  127. sense. Right now, the units in red are the ones
  128. that should be replaced.
  129. The one I had mentioned earlier.
  130. It's a 10 ton unit that serves the surgery area.
  131. We believe that could be upsides to a 15 ton
  132. unit. Take care of any of the air changeovers necessary.
  133. Um, but, I mean, you're looking at, you know, $50,000
  134. there to replace that, uh, between you know, that one.
  135. You know, that's 26 then the other one that's in
  136. the the roof upstairs, fourth floor, which is also another
  137. 26 with the heater.
  138. The rest of it looks pretty good.
  139. You guys are up to date, um, controls or kind
  140. of the next piece after after these two years.
  141. But, um, I want to give you that information as
  142. well. As you know, a potential for our quarterly price
  143. would be right around $11,000 on dhe.
  144. This would do quarterly maintenance on all the HBC equipment
  145. actually doing the maintenance.
  146. Um, portion way also have what's called our platinum program,
  147. which is a fixed budget program where we'd start.
  148. And we want to dial this in a little bit
  149. more with your team and understand the costs.
  150. Uh, over the course of the last several years, but,
  151. you know, $30,000.35,000 dollars should be able to cover our
  152. platinum program.
  153. It would include the replacement of those two units, um,
  154. that we had talked about in the previous slide, so
  155. I hope the information provided was was helpful.
  156. If you have any questions at all, please feel free
  157. to reach out to me.
  158. Um, and we can continue our discussion.
  159. My phone number 360305 7732 My name is Zak.
  160. I worked with Harris Company.
  161. And Yeah, I just wanna help you maintain your facility
  162. because it's gonna got a couple of years without the
  163. proper service that the industry expects.
  164. So thanks so much again.
  165. And, uh, soon
