00:01 - 00:04
2021 was a record year for real estate
00:04 - 00:07
in La Plata County with median residential sales
00:07 - 00:11
price at an all time high and months supply of inventory at an all time low,
00:12 - 00:16
But the landscape for 2022 appears to be different.
00:16 - 00:16
Hi,
00:17 - 00:19
this is Aaron Iker managing broker with re
00:19 - 00:23
max pinnacle and Colorado Property group in Durango colorado
00:23 - 00:28
2021 was met with plenty of buyer and seller uncertainty wondering
00:28 - 00:30
whether or not now is the time to enter the market.
00:31 - 00:35
The one thing that continues to support residential real estate values in La
00:35 - 00:39
Plata County is something that doesn't appear to be going away anytime soon
00:39 - 00:41
and that's quality of life.
00:41 - 00:44
But let's take a look at the year end 2021 numbers and
00:44 - 00:46
then we'll talk a little bit about what we can anticipate.
00:46 - 00:47
In 2022
00:49 - 00:55
Median residential single family selling price increased to $587,000.
00:55 - 01:00
That's a 20% year over year increase condos and town homes had
01:00 - 01:05
a banner year as well increasing 26.5% during the same timeframe.
01:05 - 01:09
Many buyers are now seeing condos and town homes as the new starter home.
01:10 - 01:14
In March, april and may, we saw a months supply of inventory creator
01:15 - 01:19
landing in june somewhere between one and two months supply and staying there since
01:20 - 01:21
to give that a little perspective,
01:22 - 01:26
A six months supply of inventory is considered a healthy buyer seller,
01:26 - 01:31
balanced market and at 1.2 months we're lacking some 600
01:31 - 01:34
homes to meet the buyer demand where it's currently at
01:35 - 01:39
Days on market fell simultaneously during that same time frame.
01:39 - 01:44
Also settling in right around June at around 90 days. For days on market,
01:45 - 01:50
We saw 1,441 residential sales in 2021.
01:51 - 01:54
Which compared when compared to 2020
01:54 - 01:57
is only 3% off of the year prior.
01:58 - 01:58
And really
01:58 - 02:00
this is more an indication of the kind of
02:00 - 02:04
buyer that's been entering the market and buyer standards
02:04 - 02:07
as we're seeing homes that required more care and
02:07 - 02:10
maintenance selling than maybe would have in the past,
02:11 - 02:16
Average sales price for single family homes skyrocketed over $700,000
02:16 - 02:19
and condos and town homes landed right around 462.
02:21 - 02:23
But what can we expect in 2022,
02:24 - 02:26
the Fed met in december and has indicated that they
02:26 - 02:29
plan to increase interest rates quicker than they had originally thought
02:30 - 02:34
A 1% increase in mortgage rates would reduce the
02:34 - 02:38
buying power of an average buyer by about $50,000.
02:38 - 02:41
This will no doubt have an impact on sales prices.
02:41 - 02:44
As some buyers that may have had that $50,000
02:44 - 02:47
put into repairs and other maintenance items will now no
02:47 - 02:50
longer have that and it will change the profile of
02:50 - 02:52
the type of person that can purchase that house.
02:53 - 02:54
Additionally,
02:54 - 02:57
inflation continues to creep up and appreciation
02:57 - 03:01
20% year over year is not sustainable.
03:01 - 03:02
Historically,
03:02 - 03:07
average property appreciation in Colorado has hovered right around five
03:08 - 03:12
and if increasing interest rates impacts buyer demand and we see
03:12 - 03:17
a return to a normal level of appreciation for property values.
03:17 - 03:20
Summers may actually lose money if
03:20 - 03:23
inflation increases over property appreciation,
03:24 - 03:25
even if
03:25 - 03:30
the end sales price at the end of the year is higher than it would be right now,
03:30 - 03:31
of course,
03:31 - 03:33
there's still plenty of uncertainties in the political
03:33 - 03:36
landscape and as covid cases continue to increase,
03:36 - 03:39
that may impact fiscal policy as we head into the year.
03:40 - 03:41
Either way,
03:41 - 03:45
speaking with an agent that's been monitoring the market closely and can help
03:45 - 03:49
you make good decisions based on your life is a worthwhile endeavor.
03:49 - 03:54
I hope you have a happy, healthy and prosperous 2022. Thank you.
