PURE will install a block of rooms at no charge to the property.

Hotel charges a $20 - $30/night premium for a PURE Allergy Friendly Room.

A funding source receives 100% of the premiums (only when they are captured), until a hurdle of $1,800 per room is paid off.

Going forward, the hotel would retain 60% of the premium and PURE Rooms would get 40%.

The Hotel guarantees a minimum of 10% PPO per month, and will retain all of the premiums collected over the 40% PPO max.

Once the hurdle is paid off - 20 rooms x 365 nights x 50% paid occupancy in PURE = $73,000

$58,400 (40% of the shared PPO premium) = $35,040 (Hotels 60% Portion) / $23,360 (Pure's 40% Portion)

$14,600 (10% over the 40% PPO cap) = 14,600 (Hotels 100% Portion)

$49,640 Using a Cap Rate of 10% = an increase in Enterprise Value of $496,400.

20 rooms x 365 nights x 50% paid occupancy in PURE = $73,000

Hotel’s portion is 100% = $73,000 – cost of install at $26,000 = NOI of $47,000
