Concentric Zone Model aka Burgess Model
The concentric zone model was created by Ernst Burgess in 1923.
This model has a couple of advantages. The poorer people live closer to the CBD making it easy to commute. The wealthier people live farther away from the CBD and can afford to commute every day.
However, the model also has its disadvantages. It does not take into account physical barriers or gentrification. The model also assumes that transportation and land is the same everywhere.
This model is similar to Raleigh because there are government buildings and businesses downtown. Also there are some low income housing close to the city but it is also mixed with some wealthy.
Sector Model aka Hoyt Model
The sector model was created by Homer Hoyt in 1939.
This model has some weaknesses. This is because it is based on central railroad transportation and not cars like we use in present day. Now cars allow for commuting from cheaper land outside of the city.
This model does have its strengths though. The pie shaped pieces keep rent and housing costs consistent throughout the whole "slice", all the way from the center to the outside.
I think that the sector model is most like Raleigh. There is still a CBD in the middle and a mix of residential classes. There are plenty of colleges and schools (education) and train and bus stations (transportation).
Multiple Nuclei Model aka Harris Model
The multiple nuclei model was created by Chauncy Harris and Edward Ullman in1945.
The strength of this model is that the lower class lives close to the manufacturing area and CBD, making it easier to commute. The wealthier class live farther away.
The weaknesses of this model is that the abrupt division between zones is really non-existent. There is no homogeneity between the different nuclei's.
This is similar to Raleigh because the low class and middle class are right by the center of the city. However, there is a much higher percent of high class residential in the Raleigh area.
Latin American City Model aka Griffin-Ford Model
The Latin American City Model was created by Ernst Griffin and Larry Ford in 1980.
The disadvantages of this model is that the poorer people live on the very outside of the city making it hard and expensive to commute to work each day. Because of this, they become stuck in the lower class
There are many advantages to this model. The elite are close so they get the best jobs, shopping, and entertainment, which supports the economy. Also the industry area is on opposite side of where the elite live so they don't have to deal with pollution, noise, and traffic.
