Staging is the very best proven way to get top dollar for
your home as you prepare it for sale. This is because staging
sets the scene throughout the house to create immediate buyer
interest in your property.
This will then lead to your home selling for the highest

market and sell your house are
two different things.
Along with the photos, a virtual tour will be created
of your home and syndicated to over 25 websites
and in a format that is easily shared with

After staging is complete, my professional

FOR SALE SIGN
Potential buyers can text the code on the rider to receive instantaneous info about your home.
My signs will be placed in front of your house
with a “Drive Buy” rider. A “Drive Buy” rider is placed at the
bottom of the sign once your home is actively for sale.
YOUR PRE-LISTING HOMEWORK
Meet with the stager, inspector, and photographer.
Prepare the house to sell.
Let me know at least 48 hours in advance to schedule the photographer.
Complete the paperwork and do the following:
Find a copy of your survey
Have the T-47 notarized
Have the MUD Water Notice notarized.
Seller’s Disclosure -- very important!
Gather copies of repair receipts
Make a copy of the key
Fill out the mortgage Loan Payoff Info, Marketing Info, Items not to convey.

Do not take an offer personally!

Nothing is final until all parties’ initials and signatures are on the contract.

THE OPTION PERIOD
What is the option period?
The option period is a set number of days the buyer pays the seller in which the buyer can have inspections done, negotiate for repairs, and/or terminate the contract and get their earnest money back.
You should deposit the option check immediately.
If they do not terminate the contract, the option fee may be refunded to them at closing.
If they DO terminate the contract, you keep the option fee but they will have their earnest money refunded.
FOR YOUR SECURITY
An electronic lockbox will be placed on the front of the house.
My system requires to have a unique passcode in order to get the key out of the lockbox.
As soon as they enter their code, I get an email with the date and time they entered the home as well as their contact information.
Using this information, I can call and email them for feedback.

For every 8 showings there should be an offer.
How to tell if your price is on Target:
Showing, but no offers? 4-6% OFF
Low number of showings? 6-12% OFF
Drive-Bys only? 12+ % OFF
