Right of Entry-
A person or organization that owns and leases a property.
A contract renting property to another for a specified period of time.
A payment made periodically by a tenant to a landlord in return for the use of property.
The legal right to enter a property of another for a special purpose.
Money provided by a tenant to a landlord to secure performance of a rental agreement or compensate for possible loss or damage.
A person or group that rents or occupies a property from another for a period of time, usually for rent.
Usually includes water, gas, sewer, and lawn/sidewalk care. Internet, cable TV, and electricity may or may not be included.
Before Moving In
Stout students usually start looking in October for the next year; about 9 months before they plan to move.
You can use the SSA Off-Campus Housing webpage (ssa.uwstout.edu/housing/) or to attend SSA Housing Fairs to help find housing
Get information on size of the unit, safety of the area, typical utility costs, pets, occupancy limitations, laundry facilities, maitenance, condition of unit, parking availability, and the renting agency/landlord.
Test things in the apartment, such as the thermostat, faucet, tiolet, windows, locks, electrical outlets, smoke detoectors, and included appliances.
Discuss what's included in the rent price and what utilities you will have to pay yourself.
If the landlord agrees to make any repairs during a viewing, get the agreement in writing before you leave the residence.
Typical Renting Requirements
You may need to submit an application before renting an apartment. This application will provide the landlord with information necessary to complete a background check so the landlord can approve or deny the application.
Once the landlord accepts the application, you may sign a lease.
Getting Ready to Sign a Lease
Before you sign, make sure you have information about:
Rent: Amount, due dates, penalty for late payment
Security Deposit: Amount, conditions for return, date of return
Time of Occupancy: Exact dates of occupancy, occupancy number
Changes in Agreement: Conditions, process
Termination: Conditions, process, ability to sublet
Parking: Location, limitation
Laundry: Location, limitation
Additional Costs: Utilities, pet-related, guests, parking, cleaning, furnishing, etc
Inspection: When, by whom, notifications
Cleaning: Responsibility, frequency, equipment provided
Restrictions: Smoking, noise, pets, alterations, conduct, parties, waterbeds
Special Considerations: Planned improvements or work
Owner: Landlord address and phone number, agent address and phone number
A lease must be signed by both the tenant and the landlord. When signing a lease, a tenant will be asked to provide a security deposit. The security deposit is typically the amount of one month's rent. Tenants may be evicted for breaking any of the provisions listed in their lease.
Before Moving In
When you first move in, you will fill out a check-in sheet.
It is important to examine and test all termostats, faucets, toilets, windows, locks, electrical outlets, smoke detectors, and included appliances to make sure they are in working condition.
Record any and all things that do not work.
Record the conditions of the walls, doorways, doors, carpeting, floors, and countertops in the apartment.
Take pictures of the apartment when you first move in to document the condition of the apartment.
You will not be charged for damages that you record on the check-in sheet.
Any damages to the apartment after the check-in form is turned in will be the responsiblitiy of the tenant.
Any damages to the apartment after move in will be assessed and charged to the tenant.
Tenants are responsible for setting up and paying for their own utilities unless otherwise noted in their lease.
Utilities typically include water, gas, sewer, and lawn/sidewalk care.
Internet, cable TV, and electricity may or may not be included.
Utility costs vary by provider, so it is important to compare rates or ask current tenatns about their average utility bill costs.
Many utility companies may provide packages to help offset some costs. It's good to contact utility providers a week or two weeks before moving in.
You are responsible for maintaining their residence, disposing of trash, using electrical and plumbing fixtures properly, complying with housing, health, and safety codes, keeping all supplied appliances in working order, demonstrating good conduct, keeping noise levels respectable, permitting the landlord to enter the residence with notice, and complying with state and municipal drug and alcohol laws.
Landlords are responsible for maintaining the property, keeping common areas safe and sanitary, complying with health and safety codes, keeping electrical, plumbing, heating, and ventilation systems in working condition, providing running water, and
giving 24 hours notice before entering a residence at a reasonable time unless in an emergency.
Breaking the Lease & Eviction
Breaking a lease means violation of the terms of a lease.
A tenant may break the lease by failing to pay rent or late fees, doing something that is prohibited by the lease (having pets), moving out before the end of the lease, or not doing something required by the lease.
A landlord may take action against the tenant to repair the lease.
Eviction is the last resort by a landlord to recover the property.
If you are not doing anything that violates the lease, you have the right to retain possession; however, landlords have the right to evict tenants that violate their lease or do not pay their rent.
Getting Your Security Deposit Back
Landlords must return security deposits within 30 days of moving out.
To recover a security deposit, tenants must return their keys by the date their lease ends, provide their forwarding address in writing, remove all personal belongings from the property, clean the apartment, dispose of all trash properly, follow any special cleaning instructions on the lease, and inspect the apartment with the landlord if possible.
Dorm rooms are furnished with lofted beds, dressers, desks, chairs, bookcases, closets, carpeting, and blinds.
You will also get a combination microwave, freezer and refrigerator.
Every room consists of the following:
Twin lofted beds with 33" x 80" mattresses, mattress pads
2 closets with an overhead shelf
2 desks with a drawer, light, and chair
2 bookshelves attached to the walls
2 recycling bins
Sliding window with screen
Microwave, refrigerator, freezer
1 cable jack
2 data jacks (JTC & North Hall 1 jack with repeater allowing multiple connection)
Internet connections are available in every student room at no cost.
Wireless connections are available in most locations within and around the halls.
Students who wish to stay in Menomonie during vacations and/or summer may obtain an extended year contract.
The halls accommodate students of all ages from around the world who select the residence halls as their place to live
There are 2 cafeterias: on north campus, there is North Point, and on south campus there is the Price Commons.
Flexline accounts are for off-campus students to purchase food, services, or school supplies on campus.
You must have $10 in your account to use Flexline
