Conclusions

Up to 10 credits available for the two water categories, with a further 5 credits avialable in combination with other categories to provide best value for money

Water
Category 2: Water
Wat 1: Indoor Water Use
5 credits available
Mandatory
Design stage:
location, details and type of appliances/fittings that use water
Location, size and details of any rainwater and/or greywater collection systems
Or, as an alternative to the above, a letter of instruction to a contractor/supplier giving a specific undertaking 
Post construction stage:
As design stage, but 'as built' versions of drawings and specifications; Or
A letter from developer confirming fittings and equipment installed (inc. all the relevant technical specifications); AND
Manufacturers' literature for all fixtures and fittings to confirm specifications; and either
Assessor site inspection report; or
Photographic evidence for a representative dwelling and for each dwelling with a different specification with accompanying notes.
Microbial Contamination
Aim: To reduce the consumption of potable water in the home from all sources, including borehole well water, through use of water efficient fittings, appliances and water recycling systems.

Water consumption (litres/person/day:
less than or equal to 120 l/p/d = 1 credit
less than or equal to 110 l/p/d = 2 credits
less than or equal to 105 l/p/d = 3 credits
less than or equal to 90 l/p/d = 4 credits
less than or equal to 80 l/p/d = 5 credits
Wat 2: External Water Use
1 credit available
Not mandatory
Aim: To encourage the recycling of rainwater and reduce the amount of mains potable water used for external water uses. 
Design stage;
Drawing or specification text detailing the type, size and location of any rainwater collection systems; Or
A letter of instruction to a contractor/supplier or a formal letter from the developer to the assessor giving a specific undertaking
Post construciton stage;
Confirmation that the design stage drawings or specifications have been met by either a letter of confirmation from the developer detailing the systems installed; Or
As built drawings or specifications; And
Manufacture's details of all installed systems; And either
Assessor Site Inspection Report; or
Photographic evidence (as for internal water use)

Code for Sustainable Homes
Category 4: Surface Water Run-off
Sur 1: Management of Surface Water Runoff from development
Aim: To design housing developments which avoid, reduce and delay the discharge of rainfall to public sewers and watercourses. This will protect watercourses and reduce the risk of localised flooding, pollution and other environmental damage.

Mandatory
Design Stage: 
Appointment of appropriate consultant
Flood Risk Assessment
As built drawings, spcifications, designs and calculations, or  specifications clearly stating the essential design criteria
Proposed operation and maintenance plans
Post construction stage:
Confirmation from consultants that the requirements of this credit have been achieved
If differenet from design, copies of as-built designs, calculations and drawings
Copies of SuDS adoption and maintenance agreements

Need to calculate peak rate runoff and volume of runoff from pre- and post- developed site
SuDS;
Ensure that no discharge into a watercourse for rainfall depths up to 5mm; OR
Establish agreements for the ownership, operation and maintenance of all sustainable drainage elementsused.
Sur 2: Flood Risk
2 credits available for Zone 1 developments (PPS25)
1 credit available for Zone 2 and 3a developments (PPS25)
Aim: To encourage housing development in low flood risk areas, or to take measures to reduce the impact of flooding on houses built in areas with a medium or high risk of flooding.
Design stage
For all zones: 
Flood Risk Assessment
For developments in Zones 2 or 3a:
Written confirmation from the NIEA of the reduction in the flood risk category of the site (e.g. flood defences); and either
Site plans showing design flood level and finished floor levels of all habitable rooms and access routes (to be at least 600mm above flood level); Or
Drawings and details of any flood protection measures.
Post construction stage
For Zone 1
No further action is required
For Zones 2 and 3a
As for design stage
If significant time has past since the initial flood risk assessment was undertaken, conformation is needed that the basis of the assessment has not changed
Confirmation that no chages have occurred to the specifications or plans or as-built details to be supplied.
